The Galax-Area Home Seller's Guide

How to price, prepare and market your home so it sells, from an agent who walks every property first.

Who this guide is for

This guide is for anyone thinking about selling a home, farm or land around Galax, Hillsville, Fancy Gap, Laurel Fork, Woodlawn or Wytheville. Maybe you're ready now, or maybe you're a year out and want to know what you're getting into. Either way, you'll learn how pricing works here, what to fix and what to leave, and how buyers find homes in our part of Virginia.

Selling, step by step

  1. Know your number. Start with a real price, not a website estimate. Around here, land, outbuildings, wells and the road in winter all change value, and a computer can't see them.
  2. Decide what to fix. Some repairs pay for themselves and some don't. Fix what a buyer's inspector will flag, clean everything, and skip big remodels unless the numbers say otherwise.
  3. Get it ready for photos. Clear counters, open blinds, mow, and move out extra furniture. Staging can help, especially on a home that will be marketed to out-of-town buyers.
  4. Launch, don't list. Professional photos, drone shots and video, then the MLS and the big sites, plus targeted ads where your buyers live.
  5. Review with real numbers. At day 30, look at views, showings and feedback, and adjust from the data.
  6. Negotiate and close. Expect an inspection, an appraisal if the buyer has a loan, and a closing at the attorney or settlement company the buyer chooses.

Mistakes that cost sellers money

  • Pricing high to leave room. The first two weeks bring the most attention a home will ever get. A price that's too high wastes them.
  • Phone photos. Buyers decide from the first photo. Professional photos and drone pay for themselves.
  • Waiting for local buyers only. Many buyers for homes and land here live in North Carolina cities or farther away. Go find them.
  • Hiding problems. Buyers' inspectors find them anyway. Dealing with them up front keeps deals together.
  • Going quiet. Deals fall apart when nobody picks up the phone. Make sure your agent calls you, and the other agent, when it matters.

Frequently Asked Questions

When should I call an agent?

Earlier than you think. A walk-through months ahead helps you decide what to fix and when to list.

Do I need to stage my home?

Not always. It helps most on a vacant home or one marketed to out-of-town buyers. We decide together.
