Downsizing, at your pace
Moving to less house, at your pace, with a nurse's understanding of this season of life.
What downsizing really means
Downsizing in Galax, Hillsville and the towns around them usually isn't about square feet. It's about how you want to live now. The stairs are getting harder. The yard that used to be fun is now a chore. The house has more rooms than you use, and keeping it up takes more time than you'd like.
Whatever brings you here, downsizing is two moves at once: selling the home you have and finding the one that fits the next chapter. Done in the wrong order, it can mean paying for two houses, or rushing into a place that doesn't work. Done in the right order, it can feel like a relief.
This page is for anyone moving to less house: smaller, single-level, easier to keep up, closer to family or closer to doctors.
Why a nurse makes a difference here
Before real estate, I was a registered nurse and case manager. I spent years helping people and families through changes in health and in life. I learned to read what someone needs, including the things they don't say out loud.
That matters when you're downsizing. I'll pay attention to things like steps at the entry, the width of a doorway, a bedroom and bath on the main floor, and how far the home is from the hospital, the pharmacy and family. If accessibility is a concern now or might be later, I'll look for homes that can handle it.
And I won't rush you. Every deal is a big deal, no matter the price, and no one gets pushed into a house.
How we plan the move
- Start with the next home. We talk about where you want to be and what that home needs, so the sale has a destination.
- Decide the order. Buy first, sell first, or line them up together. We look at your numbers and timeline and pick the order that fits.
- Get the house ready. A lifetime of belongings can feel like the hardest part. We'll talk through what to do first, and what doesn't need to be done at all before the photos.
- Sell with a real plan. Your home gets its own marketing plan, the same way every listing does. You can read it on how I sell a home.
- Close and move. I keep the lender, the closing attorney and the other agent moving, and I call you with every piece of news that matters.

Frequently Asked Questions
Should I buy my next home first or sell first?
It depends on your finances and timeline. We look at both together before you decide, so you don't end up paying for two homes or rushing into the wrong one.
Can you help find a home with no stairs?
Yes. I pay close attention to accessibility, including entry steps, doorways and a bedroom and bath on the main floor, and I'll look for homes that fit how you'll live there.
Do I have to clear out the whole house before listing?
No. We'll decide together what needs to happen before the photos and what can wait until after the sale.
