What's your home worth?

What your home is worth, from someone who walks it, not a computer estimate.

Why a computer estimate falls short here

"What's my house worth?" is the question I hear more than any other. If you've typed it into a website, you've probably gotten a number back in seconds. In Galax, Hillsville and the country around them, that number can be way off.

Online estimates work best where houses look alike and sell often. Our area isn't like that. Two homes on the same road can be a world apart: one with a creek, a barn and a few acres, the other on a steep lot with no garage. A lot of what makes a property valuable here, like the land, the outbuildings, the well, the view and the road in winter, never shows up in a database.

How I figure out what your home is worth

I come out and walk it. I grew up on a farm, and I invest in fix-and-flip houses myself, so I look at a property the way a buyer and an appraiser will. My fix-and-flip experience has helped me identify problem houses, so I can tell you what a buyer is likely to notice, and what it might mean for the price.

Then I pull recent sales of properties that are actually comparable to yours, not only the closest ones on a map. I'll show you those sales and walk you through why yours is worth more or less than each one.

You'll come away with a price range, the reasons behind it, and a sense of what would move it up. If you decide to sell, that becomes the start of your marketing plan. If you don't, you'll still know where you stand.

What you get

  • A visit to your property, house and land.
  • The recent local sales your price is based on, and why each one compares.
  • A price range you can understand and defend.
  • Plain talk about any repairs that might help, and which ones aren't worth it.
  • No obligation and no pressure.

If you do decide to sell, the price is the first of four parts of how I sell a home.

Frequently Asked Questions

Is the home valuation free?

Yes. There's no cost and no obligation to list with me.

Can you value land and farms too?

Yes. I grew up on a farm and sell land regularly, and I'll walk the acreage, not only the house.

Why is your number different from Zillow's?

An online estimate can't see your land, your outbuildings, your road or your view. I walk the property and compare it to sales that are actually like it.
