Trading up to your next home

Selling one home and buying the next, with the order worked out before you start.

Two moves, one plan

Trading up means selling the home you have and buying the one you need next, whether that's more bedrooms, more land, a shop, or a shorter drive to work. It's two transactions that have to fit together, and the order matters.

Sell first, and you might have to rent or move twice. Buy first, and you might carry two payments for a while. There's no single right answer. There's only the right answer for your money and your timeline.

How I help

We start by looking at both sides together: what your current home is likely to sell for, what your next home will cost, and what your lender says you can do. Then we decide the order with your numbers in front of us.

Your current home gets its own marketing plan, the same as every listing: a price we can defend, professional photos and drone, and targeted ads when they fit. You can read the whole plan on how I sell a home.

On the buying side, I bring the same eye I bring to everything. My fix-and-flip experience has helped me identify problem houses, and I'll make sure you know how you'll live in the new place before you commit.

What to expect

  • A visit to your current home and a price we can defend.
  • A conversation with your lender about what you can buy and when.
  • A decision on the order: buy first, sell first, or line them up.
  • A search for the next home that starts with how you want to live.
  • One agent keeping both deals moving, and calling you when something matters.

Frequently Asked Questions

Should I sell my home before I buy?

It depends on your finances and how fast you need to move. We look at your numbers with your lender and decide the order that fits you.

Can you handle both the sale and the purchase?

Yes. One agent handling both sides keeps the timing lined up and the news coming to you in one place.
